The UDIA (Qld) is bringing together the industry’s best in July and August for an intensive course on the property development process from start to finish. Access a wealth of specialist knowledge from top industry people, and learn practical skills you can immediately put in to action.

COURSE OVERVIEW

Module 1 - Securing the right site

Module 1 is all about identifying the right site and undertaking market research to ensure your project requirements are met.  In sessions 1 you will learn about zoning, where to find information on market trends and how to navigate planning schemes, local area plans, mapping databases and online information.  Session 2 moves through negotiation and acquisition, with advice on problem solving, alternative purchasing options to overcome a stalled negotiation and conflict resolution.   Session 3 and 4 discuss corporate company structure and tax issues around developing, GST and the difference between long-term and short0term project with the day finishing on understanding contract, property and construction law.

Module 2 - Practical application

Module 2 works through the practical application of your site.  Session 1 you will undertake a feasibility study - a practical case study based on a 100-lot staged subdivision and explore the use of software such as The Estate Master platform and how these tools work.  Session 2 will look at funding option available and session 3 we look at a practical case study on due diligence.

Module 3 - Project Conceptualisation, positioning and marketing

Module 3 looks at how you build to the market.  Session 1 goes into detail around marketing and branding, how do you find out what the market is looking for and what about pre-sales vs post construction sales and marketing. Session 2 explores the key concepts of urban design and place making, context analysis and site analysis and developing a concept plan/product mix.  Finally session 3 talks about community engagement – how do you work with the local community to ensure they are kept up to date and informed about your project?

Module 4 -  The planning process

By module 4 we are moving into the planning process, how to understand state planning policy, town planning and the DA process, how do you work with Council and State Government and what is statutory planning? Session 2 will share an overview of understanding codes and regulations and the process of engaging a town planner and finally what are planning appeals and the process of dispute resolution and understanding planning law. Module 5 - Built form

Module 5 – let’s start construction! Session 1 works through the principles of civil construction, how to work with the site you have, preparing tender document and the process and quality management.  Session 2 moves on to EnviroDevelopment and sustainability.  Learn about water sensitive urban design, implications of climate change and the roles of Federal, State and Local Government.  What rating tools are available and how to designing for energy efficiency.  Session 3 of this module looks at building the development.  The types on construction, what is value engineering and the tender process in more detail.

Module 6 - Project Delivery

The final module for the program is delivering the project.  Session 1 works through basic project management techniques, helping you to clarify the scope of the project, how to identify the consultants you may need and importantly scheduling work taking into account processes, approvals and holding costs.  Session 2 steps through the project management phases and what to look for at each stage. Session 3 explores schedules for project management – Gantt charts, dependencies, critical path analysis and risk analysis and the final session for the day is all about procurement and resourcing.  How do you find the right team, manage budgets and deliver on time!
